A Life Plan Community on a 90-acre campus in Mechanicsville, Virginia. Prepared for Juanita Parks, Chief Financial Officer. Our focus is the modernization of websites and deep analytics.
Illustrative review based on public pages and Semrush data, 5 October 2026Covenant Woods has the two things most senior living sites lack: real proof and real copy. CARF granted a fourth consecutive five-year accreditation in 2025, readers of Virginia Living have voted the community Central Virginia's Best Retirement Community three years running, and PBS came out to film the campus farm. The written content is specific and human rather than generic.
The gap is structural, not editorial. Semrush shows 1,099 keywords where Google serves a People Also Ask box and 518 where it serves an AI Overview, against just 2 featured snippets and zero keywords carrying FAQ markup. The answers are on the pages. Nothing on the pages is marked up so a machine can lift them. Separately, 44 percent of all organic traffic arrives on a single branded query, and a blog post from March 2022 outranks the homepage on the biggest brand term.
Each subscore reflects pages we read on covenantwoods.com on 5 October 2026 plus the Semrush United States database for the same date.
Handsome photography and a confident voice. Held back by a viewport tag that sets maximum-scale=1.0 and user-scalable=0 on every page checked, which switches off pinch zoom for the audience least able to spare it, and by a heading scale where the h1 renders smaller than the h2 beneath it.
WordPress on a Divi child theme whose generator string still reads "Updated for Divi 3+". The homepage loads an mp4 and a webm hero video plus a full-width webp still, and when the video fails the player prints "Media error: Format(s) not supported or source(s) not found" into the page.
One form, repeated. Every page we read ends with the same "Want to stay in the know?" brochure request. There is no self-serve tour booking, no floor plan or contract comparison step, and the two phone numbers sit in a collapsed utility strip above the logo.
The strongest pillar. 1,267 ranking keywords, 50 of them in positions one to three, clean folder structure, and titles and descriptions written by a human rather than a plugin. Concentration is the weakness: one query carries 44 percent of organic traffic.
The clearest opportunity on the site. 518 AI Overview keywords and 1,099 People Also Ask keywords, yet only 2 featured snippets and zero FAQ-marked keywords. The About Us page answers "What is a Life Plan Community?" in plain prose with no FAQPage schema wrapped around it.
Named leadership, published sample menus and a sample Manor East calendar, a notice of nondiscrimination, a healthcare privacy policy, and a 140-year timeline with dates. The CARF and Virginia Living marks are images with no text alternative or review markup, so the proof is invisible to a machine.
Semrush United States database, covenantwoods.com, pulled 5 October 2026. The email domain covenantwoods.com and the live site domain are the same.
Semrush rank 368,451. Positions one to three: 50 keywords. Positions four to ten: 63. Sitelinks: 695 keywords. Reviews feature: 636 keywords. FAQ feature: 0 keywords. Paid traffic 224 visits at an estimated $369 a month.
Each of these is checkable on your own site in under a minute.
The query "covenant woods" draws roughly 2,400 searches a month. The page Google ranks for it, at position 7, is not the homepage. It is the news post announcing Jett Black as Chief Petting Officer. The homepage ranks first for "covenant woods hanover va" and that single query alone accounts for 44 percent of all organic traffic to the site, so the brand's own name is quietly being spent on an archived post.
/welcoming-jett-black-covenant-woods-chief-petting-officer/. Keyword "covenant woods hanover va", volume 2,400, position 1, traffic share 43.97 percent, ranking URL /.
Google serves a People Also Ask box on 1,099 of your ranking keywords and an AI Overview on 518 of them. Covenant Woods wins the featured snippet on 2 and carries FAQ markup on none. Your About Us page answers "What is a Life Plan Community?", "What are the benefits of choosing a not-for-profit community?" and "Will I have a voice in this community?" in clear prose. Without FAQPage structured data those answers are paragraphs to a crawler, not answers, so an AI Overview about Life Plan Communities near Richmond is assembled from someone else's page.
covenantwoods.com/about-us/; no FAQPage schema present on that page.
Every page we read carries the viewport meta tag width=device-width, initial-scale=1.0, maximum-scale=1.0, user-scalable=0. That instructs mobile browsers to refuse pinch zoom. For a community whose inquiries come largely from adults in their seventies and their adult children, that is the single highest-return one-line fix on the site. On the homepage, the hero video is served as both an mp4 and a webm through a player that, when neither loads, renders the words "Media error: Format(s) not supported or source(s) not found" where the hero should be.
/, /about-us/, /health-services/, /community-life/campus-farm/ and /community-life/culinary-services/, 5 October 2026. Hero sources

Ordered by return on effort, not by difficulty. Nothing here requires a rebuild.
| Window | What gets done | What it moves |
|---|---|---|
| Days 1 to 15 | Remove maximum-scale and user-scalable=0 from the viewport tag site wide. Replace the hero video player with a poster-first element so a failed load shows the CW-330 still rather than an error string. Give the CARF and Virginia Living marks real alt text and a text caption. |
Design and mobile, 13 to 17. Trust, 8 to 9. One afternoon of theme work. |
| Days 16 to 45 | Wrap the existing About Us questions in FAQPage schema and add the same treatment to Health Services, Contract Options and Campus Farm. Add Organization, LocalBusiness and breadcrumb markup. Publish one page that directly answers "what does a Life Plan Community cost in Richmond" in your own voice. | AEO, 7 to 12. This is where the 1,099 People Also Ask keywords and 518 AI Overviews are won or lost. |
| Days 46 to 75 | Point the brand term at the right page. Canonicalize and internally link the Jett Black post to the homepage and to Community Life, refresh it with a current date, and build a short hub for "covenant woods" that carries the 25th anniversary and 140-year story. Reduce the dependence on one query from 44 percent. | SEO basics, 15 to 17. Protects the 2,400 a month brand query from an archived post. |
| Days 76 to 90 | Split the single brochure form into three paths: book a visit, compare contract options, and ask about direct admission to Manor East. Put the sales line 804.569.4281 in the header rather than a collapsed strip. Add a floor plan request step for apartments and cottages. | Conversion path, 13 to 17. Non-brand queries such as "assisted living richmond va" at position 6 start converting instead of bouncing. |

A modernized sample of your own homepage, using your own words and your own photography, and a month-end operating board for a single-campus Life Plan Community: occupancy and margin by level of care, days cash on hand, a 90-acre campus plan, and a panel for the campus farm.
